The CLIENT

A residential land developer selling view lots and acreages across several master-planned communities, in phased releases over multiple years.

The CHALLENGE

Land is a long-consideration purchase with a thin genuine-buyer pool. Enquiries were arriving from provinces away, agents and dreamers were mixed in with real purchasers, and each phase launch created a demand spike the old always-on setup couldn't catch.

What we DID

  1. Structured one campaign per community, so budget, messaging and reporting map cleanly to what the sales team actually sells.
  2. Anchored geography to the realistic buyer catchment and negated the out-of-area traffic that looked like volume but never purchased.
  3. Added qualification to the enquiry form and scored leads before they reached the sales team.
  4. Used Meta for phase-launch bursts and remarketing to nurse the long decision cycle, with Search capturing the high-intent core.

The hourly clock effect

Phase launches are short windows where an hour of overspend or undersupply matters. Launch weeks ran with hourly pacing and search-term checks — and four phases sold out ahead of the developer's own schedule.
